Larnaca is experiencing a remarkable boom in construction and development, with urban planning applications in Larnaca 2025 reaching 1,295 in the first seven months — a 53% increase compared to 2024 and a 73% rise since 2022.
The surge highlights growing demand for residential and commercial projects across the city and district. According to the Larnaca District Self-Government Organization (EOAL), this steady growth reflects strong investor interest and active development plans.
A key factor behind the increase is the digital Ippodamos system, which allows architects and engineers to submit applications online 24/7, including weekends, eliminating the need for office visits.
Government incentives also played a significant role, including updated housing policies and the recently expired Urban Planning Amnesty Scheme, which encouraged legalization of unauthorized structures before its June deadline. The expiration of Amendment 1/2020, replaced by Amendment 4/2025, further accelerated applications.
EOAL emphasized its commitment to processing applications efficiently, supporting sustainable urban development, and providing fast, reliable service for investors and residents.
